How we use your information
This guide explains what you enter in the public portal and how it supports your next step.
Planning with the calculator
Your property value, contribution, rental assumption and tenure are used in your browser to calculate an estimate. The calculator does not ask for your name or contact details. If you choose to download a summary, it is saved on your device.
Checking eligibility
When you enter your NHF number, the service checks it against FMBN records and sends a one-time code to the email address registered on your NHF record. After you confirm the code, it retrieves your NHF profile details to set up your account, and uses the name, email, phone number and password you enter to create it. No income or affordability assessment is made at this step, and creating an account is not a financing approval.
Creating an account
NHF contributors first verify their identity and retrieve their NHF profile. NHF verification enables registration; it does not mean mortgage eligibility or approval. Your email and phone number are sent to request an email verification code. Your code is checked by the service. Your name, contact details and password are then sent to create your FMBN account. Keep your password and verification code private. In test environments, an NHF service outage may allow you to enter your details and create an account with your supplied NHF number marked as pending validation. This does not establish eligibility.
Expressions of interest and partnership enquiries
FMBN saves the contact details, product and location preferences, self-reported circumstances and optional comments you submit to manage your enquiry and understand access barriers. Authorised staff can review, assign, record follow-up and use aggregated reports. Interest registration is separate from NHF verification, a mortgage application and financing approval.
Your data-use acknowledgement, notice version, submission time and separate optional updates permission are recorded. Financial bands and fields marked optional can be skipped. Draft answers remain only in page memory and clear on reload. Repeated saves using the same submission key return the original reference.
Partner proposals and property declarations remain unverified until reviewed. They are not automatically listed as approved housing. Ask FMBN through help and support for assistance, to correct an enquiry or to request changes to your data preferences. Quote your reference without sharing identity documents publicly.
Optional product notifications
If you are not an NHF contributor, you can optionally provide your email address and consent to receive an email when suitable products become available. This records your notification request and consent; it does not create a mortgage account.
Documents and property selection
The public portal does not collect your supporting documents. Property selection and document submission take place in your FMBN account after you sign in.
Before you share personal information
A complete FMBN privacy notice covering retention periods, data recipients and privacy enquiries has not yet been published on this portal. This guide describes these public-portal features; it does not replace that notice. You can explore products and use the calculator without completing eligibility or registration.
